NEW coastal living properties are coming to Port Campbell with the development of a 13-lot residential subdivision commencing construction on 58 Lord Street.

The planning permit for the lot was approved by council in December 2023 but the lot has been sitting vacant.

Falk and Co director David Falk said the properties had to adhere to strict building guidelines as part of the development.

“The properties will be in line with coastal aesthetics,” he said.

“We have quite a criterion of what they’re allowed to construct a house out of so it will really fit in with the coastal town.

“They won’t be 13 little brick houses.

“There’s approved species of plants that have to be native to our land and criteria on building envelopes so there’s no overlooking blockage.

“It’s quite strict and has fencing guidelines too.”

Mr Falk said the houses will range from 348 square metres to 484 square metres and range in price from $375,000 to $420,000.

He said there are also guidelines on how the properties are allowed to be used.

“You can’t do Airbnb – it’s purely for your own use,” Mr Falk said.

“You’ll only be able to rent them out on a permanent basis.

“They should be all completed before Christmas, weather permitting.”

Mr Falk reiterated the designs of the properties, noting they would fit right in with the coastal scene of Port Campbell.

“They have to be nicely designed to fit in with what coastal living is all about – that’s the basis of our subdivision,” he said.

“No mock Georgian, Victorian or Federation homes.

“There’s approved stones to use, so we’re hoping to use sandstone quite a bit.

“It’s going to be a nice subdivision.”
