CORANGAMITE Shire Council has approved a two lot subdivision in Talbot Street Camperdown.

CORANGAMITE Shire Council has approved a two lot subdivision in Talbot Street Camperdown.
Shire planning officer Klaas Meekel said in his report to council said the site had a total area of 8.91 hectare and was currently occupied by a single storey dwelling on the northern part of the site.
“Land to the north and west of the site is mainly zoned and used for residential and open space purposes while land to the south and east of the site is zoned and used for farming and parks/recreation uses,” he said.
“The subject site borders Mount Sugarloaf, a significant landscape feature, with its various walking and hiking trails.”
Mr Meekel said one objection was received against the permit application, with key issues raised including:
Increased traffic using the road causing amenity impact;
The subdivision will open the balance land for further subdivision; andNeighbourhood character.
Mr Meekel said demand for new housing within the shire’s townships was strong and the proposed subdivision creates an opportunity to facilitate infill residential development in an area near the township of Camperdown.
“The site is included in the Camperdown Cobden Terang Residential Land Review (August 2021) (Camperdown site four) and was identified as a site with a potential of future development,” he said.
Mr Meekel said the newly created lot was considered acceptable and would be capable of accommodating future residential development for a new dwelling.
“The proposed subdivision will increase residential land supply, support housing diversity and facilitates infill development in Camperdown, a key strategic priority of council,” he said.
Councillor Kate Makin voted to approve the application.
“Council seeks to increase the diversity of housing types and ensures new residential use development is compatible with the built form of the town,” she said.
“There is 22 permit conditions placed, so I am satisfied for the recommendation to go through.”
Cr Jo Beard agreed and said she was “more than comfortable” with the recommendation.
“I’m fully supportive of this two lot sub-division,” she said.
